Real Estate Leads – Focusing On Foreclosures

The increased number of foreclosures available in the market should also be considered when you are attempting to generate real estate leads.  This is obviously a lucrative category in the real estate market although it would appear that you would be benefiting from the misfortune of others.  However, these are the hard facts of life and if you had nothing to do with the homeowner’s failure to make the payments because of the loss of a job and other problems, it would be unwise to pass up on these opportunities.  Therefore, it would be wise to concentrate your marketing activities on this particular set of investors who are interested in possibly low-priced real estate owned or bank owned properties.

One way to generate leads from this particular category is the appropriate use of realtor websites because the Internet has become the primary source of information for many people.   You simply cannot ignore the thousands or even millions of people who are surfing the web to look for bargain homes or properties that could earn them a profit.  Of course, search engine optimization (SEO) techniques need to be applied to allow your website to be found by those who want to look for foreclosure properties. 

You will then need to offer the bargain hunters who discover your site a worthwhile service through the application of IDX MLS solutions.  These are search tools that let the surfer browse through the properties that are included in the different listings from various realtors in the Multiple Listing Service (MLS).  With this tool you gain the respect and trust of these investors because it is very convenient for them to be able to make a thorough search without having to visit several websites.  You may want to avoid a common strategy in which access to the IDX MLS database is only provided if the user submits his contact information.  Many of them will be turned off by this ploy to get hold of their personal data and if they do provide you with the information, you are likely to receive a cold reception once you try to contact them. 

The site should also contain an online form and attempts to motivate the user into entering his details only when he is prepared to do so.  Hopefully, if you were successful in cultivating that trust, they would gladly give you their contact information and thus you would have produced more real estate leads.
